1. Affordable HOA Dues
Initial annual assessments are $600 per home, about $50 per month, covering upkeep of the community’s roads, sidewalks, and recreational areas. (Sec. 3.5)

2. Spacious Home Minimums
Single-story homes must have at least 2,250 sq ft on the main floor. Two-story homes must have at least 1,800 sq ft on the ground floor. This keeps home quality consistent across the neighborhood and helps protect property values. (Sec. 4.2(l))

3. Room to Breathe
Homes sit at least 30 feet back from the front property line, with 10-foot setbacks on the sides and rear, so the neighborhood has open, uncrowded streetscapes. (Sec. 4.2(b))

4. Built to Last
Homes are built with new, quality materials: masonry, stone, stucco, or wood-style siding in earth tones, plus 30-year composition or concrete tile roofs and concrete or asphalt driveways. (Sec. 4.2(e), (f), (h))

5. Shops Welcome
Owners can add a shop once the home is built. Shops must match the home’s height and have cement floors, so they fit the look of the property. (Sec. 4.2(j), 6.1)

6. Lake Life Ready
Owners may park one boat on the driveway next to the garage from April 1 through November 1 each year. (Sec. 6.5)

7. Pet Friendly
Each home may have up to three dogs and cats in any combination, and indoor pets such as birds and other small animals are welcome. (Sec. 6.3)

8. A True Neighborhood, Not a Vacation Rental Strip
Short-term rentals are not allowed, and any lease must run at least 180 days. That keeps the community owner-focused and stable. (Sec. 6.2)

9. Clean, Uncluttered Streetscape
All utilities run underground, and trash cans, RVs, and trailers must be stored out of view. Pools must be fully in-ground. (Sec. 6.5, 6.6, 6.7)

10. Professionally Maintained Common Areas
The HOA maintains the roads, sidewalks, recreational areas, and entry landscaping, and it keeps a reserve fund for long-term repairs and replacement. (Sec. 7.2, 7.3, 3.12)
